The three-phase, exterior renovation of Buildings K, L, and M within the UW’S Stevens Court Student Housing Complex included a full envelope rehabilitation of the stucco cladding and fenestration, structural repairs, and repainting of exterior railings and interior unit walls.

This project was approached in the same fashion as a Design-Build delivery among the UW, designers, and GLY, who worked together during the design phase, bid packaging, and execution. The team resolved design and site challenges in real time during weekly meetings when talents, skills, knowledge, and expertise were in one place.

Working on a busy, occupied campus

This project took place in the heart of student housing on UW’s Seattle Campus and bordered the high-traffic Burke-Gilman Trail. The adjacent dorms and nearby daycares were occupied during construction. The following efforts kept tenants and passersby safe throughout the project:

  • Laborer Foremen monitored the Burke-Gilman Trail multiple times a day to confirm that signage and postings were still in place and remove any obstructions adjacent to the project.
  • UW team members communicated student move-in or move-out dates in the adjacent dorms as well as other unexpected activities.
  • All information passed through the construction team so they could be extra cautious when working in affected areas.
  • GLY built protection decks and portals in areas of delineated pathways and entries.
  • The crew completed loud work during off-hours or agreed-upon times with the UW and scheduled utility shutdowns in advance with UW Facilities + UW Construction Management.

GLY brought knowledgeable and organized leadership to this GCCM delivery, resulting in a project that was finished on time [twice!] and under budget.
