Vulcan’s Lakefront Blocks, a mixed-use, transit-oriented development, is located on two blocks between Mercer Avenue and Valley Street at the south end of Lake Union. Four buildings are organized around public exterior walkways and feature 14,000 square feet of retail at ground level along Valley Street and Terry Avenue. Each of the four towers provides a confidential client with six levels of high-tech office space.

Residential towers that sit atop two of the buildings offer 149 1- and 2-bedroom apartment units with penthouses on the upper floors. Amenity spaces include an expansive roof-top deck with a great room, workout facilities, dog run, dedicated elevators, and secured private vehicle and bicycle parking.

Approach Spotlight

Reduce. Reuse. Recycle.

Construction sustainability efforts focused heavily on waste diversion and material reuse. Each jobsite diverted project waste from landfills through four different streams: GWB, wood, metal, and commingled material. Areas of material reclamation and salvaging include treads, handrails, bridge deck flooring, Adirondack benches, and column covers.

Value of the Virtual Experience

Virtual tours of the new space allowed the tenant to test design options, understand complex ideas, and resolve constructability issues prior to construction. Once construction began, AR/VR’s role graduated to QA/QC.
