Talon 1111 3rd | Second + Spring | Seattle

Preconstruction and renovation services for the re-positioning of these two assets for Talon Private Capital involved similar approaches:

  • Overall assessment of each building’s systems and structure to determine scope of repairs and cost models for work required in a 1/3/5 year period.
  • Demolition of existing tenant improvement finishes, renovating each building back to shell and core condition, and updating elevator lobbies.

Additional scope for 1111 Third included renovating the below-grade parking garage, installing a new entry canopy, renovating plaza and retail spaces, and LED lighting updates. Second + Spring received a new exterior storefront and installation of a Hydronic heating system.
